Good size: 4 bedrooms and 3 bathrooms, which includes a separate guest house with its own full bath; with 1,490 square feet of interior living area, a large deck under roof, and a 552 square foot carport which could easily be converted to an enclosed garage, 14,000 square foot relatively level lot. Good improvements started: all bathroom fixtures, including toilets, vanity sink tops, medicine cabinets and mirrors, and faucetry recently replaced; kitchen sink, garbage disposal, and faucet recently replaced; newish Amana glass topped range, newish Maytag refrigerator, and newish Maytag Atlantis washer and dryer; faux bois oak flooring installed in living room, hallway, and 3 bedrooms; mirrored closet doors, newish French door entry and newish slider entry, newish interior doors. Good basic features: cathedral ceilings in living area; great room design for living room and kitchen; ceramic tile floors in the kitchen, bathrooms, and part of the guest house; indoor laundry facilities; lighted ceiling fans in all rooms. Next, the BAD: the deck should be replaced, composite decking such as Trex or ChoiceDek would be a good replacement; termites have been munching on some of the wood siding, that needs to be replaced; the roof has a leak in the master bedroom—the current owner has lived in this house since 1991 and the leak has been there since Day 1, it’s been repaired four times and has come back every time we have a huge rainstorm; the replacement oak flooring hasn’t been finished in two closets and the guest house, but the flooring material is included, so that’s good. the metal roof is the original and it needs to be replaced (that will probably get rid of that leak for good). And that brings us to the UGLY: the yard has no landscaping—grass, but no landscaping, think of it as a blank canvas for the buyers’ green thumb artistry; the exterior and interior need repainting, so the buyers can pick their own colors; the window screens have holes and tears, they need to be replaced; the kitchen cupboards and countertops have seen better days—the cupboards could be refinished, but it would be better to replace it all; there’s an old 12-foot diameter satellite dish that could be removed and converted to an outdoor shade umbrella and wind chime tower. This is a great fixer opportunity property!
